At ALBANYFIELDS.CO.UK, we have been helping people who want to rent a flat for over 20 years. We focus on entry level homes, one or two bedrooms, near town or a main line railway station.

Many of our tenants have been with us for more than 10 years, some changing homes within our portfolio to a new home better suited to their current needs. the volume of leases involved means we cannot know the value of indivual lease extensions
This is always an option, but is likely to be slower and less certain than a voluntary extension - and you will have to pay your own fees. Best start point is a professional valuation by a chartered surveyor - RICS have lists of suitable regional surveyors Find a Member
When is the best time depends on your personal circumstances - the price depends on
length of your lease - which reduces each year
value of your flat - goes up each year
amount of the rent - precisely set out in your lease and unchanging - unless the lease says so
the legal principles for calculating a lease extension - currently in flux - likely to change to reduce the cost of a lease extension but we don't know how or when so this must be your personal decision

Usually the best way to get the information you need to sell your flat is via your conveyancer or solicitor. Please either refer them to this site or ask for the scale of fair charges (email barbara@albanyfields.co.uk) and they can work out what info is needed and the cost to you.
We find the most necessary information for flat sellers is
confirmation you are up to date with rent/ service charge
confirmation of the fees for notice of new owner and their mortgage, if they have one
Insurance information (if we insure)
Please discuss what is needed with your conveyancer
if we are asked questions we'll usually answer even if we think you don't need it and this may mean you are paying for information you don't need or will already have such as the rent in your lease - please bear this in mind thanks
